
Creating a Sense of Place at Terrapin: Even in Its Earliest Stages
Swimming pools, pickleball courts, walking trails, and firepits. None of these features exist yet at the Terrapin development in Leland, but even in this early stage, future residents can already picture themselves not only living there but building a life there. That’s because the signage we have installed is helping the community feel real long before the physical place fully exists.
Terrapin is still in its early stages of development, but the first model homes are complete, and homes in Phase 1 are already being sold. Roads and trails are still being shaped, and much of the land is active construction, yet the community already has an emerging identity thanks to the early signage we have put in place. These early signs help visitors get oriented, understand the vision for the community, and picture what Terrapin will eventually become.

Key Partners Bringing Terrapin to Life
A project of this scale comes together through strong collaboration, and Terrapin is no exception. Logan Developers is leading the development of the community and setting the foundation for everything that will eventually be built here. Logan Homes and McKee Homes are the Phase 1 builders, and Maximum Design has created the overall branding and wayfinding design for the project, which we use as the starting point for many of the development’s signs.

Core Challenges of Early-Phase Signage at Terrapin
Providing signage for a development this early comes with its own set of unique challenges. Since much of Terrapin still consists of partially graded land and road networks that are not yet fully formed, what appears on construction plans often does not match what is physically in place that day. That means our team evaluates conditions on site while also referencing the plans, anticipates how the area will evolve, and chooses locations that make sense now and can adapt as the development grows.
There is also a timeline component that has to be considered during the rollout phase. Many of the signs we create, especially the larger or more customized pieces, require multi-step fabrication that typically takes four to six weeks. Because Terrapin is moving quickly, we stay in close communication with the developer and design team so we can anticipate needs, sequence fabrication efficiently, and keep the project progressing without unnecessary delays.

Mesh Lifestyle Banners
Rather than leaving an adjoining stretch of fence as a plain backdrop to the developing site, we worked with the Maximum Design team to turn it into a storytelling opportunity. Together, we created a series of large mesh lifestyle banners that alternate between Terrapin-branded panels and inviting lifestyle imagery. These banners immediately introduce the look and feel of Terrapin and help visitors imagine life there, even while the surroundings are still under construction.

Wayfinding and Lifestyle Signs
Two of the coordinated sign types that help shape Terrapin’s early identity are the semi-permanent wayfinding and lifestyle signs. Both follow the same overall design direction created by Maximum Design and use sapele wood to achieve the clean, upscale look you see throughout the development.
The wayfinding signs are built using sapele posts that we stain and finish with tung oil to get that rich, polished appearance. The panels are mortised into the posts so everything sits cleanly within the frame, which gives the signs a refined, integrated look. These wayfinding pieces help visitors move through the initial areas of the development while the permanent road network is still being built.

The lifestyle signs share the same aesthetic but use a different structure. Instead of mortised panels, these double-sided signs sit inside fabricated frames mounted between the sapele posts. This elevated presentation helps the imagery stand out and reinforces Terrapin’s brand along the key entry corridor where visitors form their earliest impressions.

The Community Identity Sign
One of the most significant initial pieces at Terrapin is the large, 15-foot community identity sign that now serves as a landmark for the development. This structure brings together all the elements that make Terrapin’s brand feel polished and intentional, even while the surrounding area is still being built.
The sign is anchored by a substantial internal aluminum cage that provides the strength and stability needed for a piece of this size. We then wrapped that structure in layered sapele wood to match the rest of the development’s aesthetic and added raised Terrapin branding along with a large lifestyle image to complete the look.
Creating this sign meant translating a complex design into a functional structure that could be fabricated in sections, merged seamlessly, and installed on a site that is still evolving. The result is a statement piece that gives visitors a strong visual introduction to Terrapin’s future character.

Logan Homes Model Home Signage
The model home signage we created for Logan Homes is designed to provide a polished brand presence and easy navigation during the early sales phase. For this section of the development, we fabricated a full package of custom signage consisting of pole banners and a variety of sizes of aluminum cabinet signs. These cabinets are built in-house, where we weld, glue, paint, and finish each piece before layering PVC and vinyl on top to complete the design. They include everything from Sales Center and Now Open signage to Sales Parking markers and the individual model home names like Bay or Saltwind.

As the community continues to grow, our work will move from early-phase signs to the long-term elements that will welcome residents for years to come. We are excited to continue helping shape Terrapin as it develops, ensuring the signage grows right along with the community itself.
